Coastal Properties Price Drop

One of my interests is studying coastal property (NC & SC) for investment. My guess is that the markets have topped and have dropped a few percent. Why? Higher interest rates, more sellers than buyers, rapid price growth.

I do not predict the current market to take off and go higher. Then again, I am amazed at the growth for the past couple of years. Are baby boomers the reason?
