Canada Dry / Coliseum Property-New Information...CLOSER TO CLEAN

There has been much conversation regarding the ongoing clean-up of the Canada Dry building and land on High Point Road adjacent to the Greensboro Coliseum. I see this subject as having nothing to do with the names and associations of the owners....it is about what is best for Greensboro.

Some have claimed that little has been done to clean this property and that the city should avoid any purchase. I believe this to be silly and very shortsighted. Some need to think about exactly how large a 10,000 gallon tank actually is....think about 2,000 5 gallon cans. ...now think about how many tanks were removed. I assume it is easy to close a well. If I were the sellers and it was easy to close the well and hook up to city water for all needs...then I would consider doing this now. There may be excellent reasons not to...I don't know. If this is easy to do then the ease or ability to sell this property rose significantly.

I continue to support the idea of our great city owning this property (almost regardless of price...within reason) using a long term perspective of at least twenty years. It should be easy to recognize that if price is within 10% +/- then who cares....within a few years it will be a great value to all or our residents. The difference between what is a great price and a market value price is only a few dollars per resident...no big deal...make it happen!

Me...my fingers are crossed that with this property in hand and some excellent creative development on the part of the city....maybe...just maybe.... Greensboro can return High Point Road to a more postive direction. I hope so!! I want Greensboro to be the best place to live within hundreds of miles...this is not achieved by being shortsighted and silly. Most of our leaders already know this and are owed a thank you. Thanks.

Greensboro needs to think beyond the clean issues and assume this is much more easily resolved than even a few short months ago. Imagine the number of buyers when the property has a clean bill of health. ....sigh...my guess...the same folks that are advocating the city to pass on this huge opportunity will be the same ones critical later when the problems are solved and someone else is the buyer.

If the building is renovated for continued use, these materials can either be removed or sealed in place. In either case, the asbestos and lead paint issues do not prohibit development at the site. In summary, the site’s “High Risk” designation will be lowered as soon as the water supply well is closed. A Notice of Residual Petroleum (NORP) will be filed and recorded for the property, which is common for properties which have had UST’s. The filing of a NORP does not affect commercial development of the property. In conclusion, extensive remediation has been performed on the property, and no further active remediation is anticipated for use of the land as a commercial/industrial site. Susan S.
